Clarity Development Advisory provided a due diligence analysis for the subdivision and development of a 12-acre medium industrial parcel in Strathcona County. Our team thoroughly researched environmental reports, bylaws, and site and servicing information to provide our client with a clear understanding of constraints and the planning processes to achieve their vision.
As part of our advisory services, Clarity examined on-site and off-site servicing requirements and provided a high-level estimate of costs and timelines to undertake the development of an Area Structure Plan, subdivide, and service of the site.
As a core part of our advisory services, Clarity reviewed trends in industrial land in the region to offer advice on saleable lot configurations and sizing. Clarity successfully provided the client with valuable insight in order to guide their path moving forward.
