Ellerslie Industrial Lands

Clarity Development Advisory conducted a feasibility study on this undeveloped 153-acre parcel in south Edmonton. The property is south of Ellerslie Road, between 91 Street SW and 101 Street SW, with nearby access to both Anthony Henday Drive and the Queen Elizabeth II Highway.

This land was once proposed to be the NAIT Ralph Klein Campus, an industrial education facility. The Institute initially designed the south campus to feature five facilities, an 865-bed student residence, two parkades and parking to accommodate about 3,400 vehicles. However, this project was never achieved and the lot has remained undeveloped.

A private owner approached our team to gain more insight into the site’s future potential. Clarity’s detailed research process involved information collecting from government administrations, creating a site design with a theoretical layout and potential intensity of uses, and an in-depth investigation of zoning and statutory plans, existing Municipal Reserves, and on-site servicing. Through this rigorous study, Clarity was able to provide the owner with valuable information on the viability of developing future industrial and commercial use on the site, along with estimated fees associated with subdivision and rezoning.
