Pet Hospital and Hotel

Nestled in the Winterburn Industrial Area East neighbourhood of Edmonton, Halliday Holdings reached out to Clarity Development Advisory to find an innovative solution for the establishment of a veterinary hospital and boarding facility. This unique project also incorporates ancillary apartment hotels, catering to clients whose pets are under the care of the veterinary team or for facility employees. Additionally, complementary commercial uses are also seamlessly integrated into the same structure.

Located in a primarily industrial zone, our team took on the challenge of blending residential components into an area traditionally zoned for industrial purposes. Extensive research and effective dialogue with City Administration led our team to transform the (IM) Medium Industrial Site into a (DC2) Site Specific Development Control Provision. This DC2 designation introduced specific design and use regulations, allowing apartment hotel suites within the building with various conditions to ensure compatibility with other land uses in the area. To facilitate the rezoning, Clarity also made amendments to the Winterburn Industrial Area Structure Plan to allow this unique opportunity to be accomplished.

In late 2023, Edmonton City Council unanimously approved the rezoning. This DC2 Provision will result in the buildout of an animal hospital and kennel facility with temporary accommodations for staff and guests, the first of its kind in Western Canada!
