Clarity Development Advisory is proud to announce the successful rezoning of a property in Edmonton’s Sherwood neighbourhood. We worked closely with our awesome clients, Beljan Development, to transition the site from DC2 to RM h23 (Medium Scale Residential Zone), paving the way for a multi-unit residential development.

Sherwood has been experiencing significant renewal, with redevelopment projects revitalizing the area. This rezoning aligns with that momentum, supporting medium-density residential growth in a neighbourhood that is evolving into a more vibrant, connected community. The site is ideally positioned along the 156 Street Secondary Corridor, and just 400 metres from the future Glenwood/Sherwood LRT stop, ensuring excellent access to transit and increasing the area’s appeal for future residents.

By aligning the rezoning with Edmonton’s City Plan and Sherwood’s growth potential, we’ve ensured this project will add value to the community and further contribute to its revitalization. Throughout the process, our team provided guidance on navigating the complexities of the rezoning process, unlocking new opportunities for the site’s redevelopment.

In the late summer of 2024, the rezoning was unanimously approved by Edmonton City Council, marking a significant step forward for the project. The new development will enhance housing options in the area and contribute to Sherwood’s transformation into a well-connected, transit-oriented neighbourhood.
