Central Multifamily

A local builder approached Clarity Development Advisory about the potential redevelopment of two single-family residential properties into a low-rise apartment building in a central Edmonton neighbourhood. Clarity conducted a planning review to determine appropriate zoning options for the site, including examining historical land title caveats that apply to the area.

Providing added value to our client, our team collaborated with a trusted local architect to create preliminary site drawings including a viable site plan, building massing, and potential unit counts that would be possible under the proposed zoning. We used this information to verify development potential and represented the client at a pre-application meeting with the City of Edmonton, providing clarity on the path forward to development.
