Forest Heights Strip Mall
Clarity Development Advisory assisted the owner in the rezoning application for this one-storey strip mall located in Forest Heights, an east-central neighbourhood in Edmonton. As a result of our thorough work and commitment to excellence, this site was successfully rezoned to CB1 (Low Intensity Business Zone).
Constructed in 1958, this neighbourhood commercial building is still in operation today. Currently, this site allows for uses such as General Retail Stores, Health Services, Child Care Services, Personal Service Shops, and Restaurants. A CB1 zone permits sensitive low intensity commercial, office, and service uses, along with limited residential-related uses. Under CB1, this provides for a wider range of low intensity commercial uses than provided by the current zoning.
In late 2022, City Council unanimously approved this CB1 rezoning after Clarity Development Advisory’s comprehensive engagement with the client, public, and administration.
