Gateway Industrial Business DC2
The Gateway Industrial Business DC2 is located along Gateway Boulevard in the Calgary Trail North neighbourhood of Edmonton. Fleming Developments approached Clarity Development Advisory with an interest in increasing commercial business opportunities and subdividing the formerly Heavy Industrial site.
Clarity initiated an application to rezone the site to IB - Industrial Business Zone. As with many industrial properties, the environmental review found historical contamination on the site. This meant that full remediation would be required prior to the rezoning being approved, at significant expense to the owner. Finding solutions where barriers formed, Clarity Development Advisory modified the application to create a custom Site Specific Development Control Provision (DC2) zone with a wide variety of commercial business uses, while also creating regulations that set a path towards environmental remediation with the assistance of Edmonton’s Brownfield Redevelopment Grant Program.
Edmonton City Council unanimously passed this bylaw and the new DC2 was successfully adopted.
