The team at Clarity Development Advisory showcased their planning expertise in finding constructive and creative solutions for the owners of this property in the Highlands neighbourhood of Edmonton.

Constructed in 1951 as part of the original subdivision of Edmonton’s Highlands neighbourhood, the building has served the community with a variety of small-scale commercial amenities for decades. In the 2000s, the property fell into a myriad of zoning and conformance challenges and has been vacant ever since. The current owners approached the Clarity team in 2019 hoping to find solutions where barriers had formed so that the building could once again serve the community how it was originally intended.

Clarity’s thorough public consultation and creative custom DC2 zoning solutions led to the proposal being approved by City Council in early 2021.
