Holyrood83 is a transit oriented townhouse development strategically located within 200m of the Holyrood LRT Stop, part of Edmonton’s new Valley Line LRT.
On behalf of our innovative clients, Clarity Development Advisory oversaw the rezoning of the site from Single Detached Residential Zone (RF1) to Row Housing Zone (RF5), to accommodate this missing middle project. The rezoning maximized potential density on the site, enabling the creation of five row housing units with an additional five secondary suites (basement units). Clarity showed its expertise in helping owner optimize development potential, while leading effective consultation and public engagement with the local community to ensure that the development was compatible with their aspirations for the neighbourhood.
