Riverdale 18-Unit Infill

Clarity Development Advisory was approached by a private client seeking assistance in the intricate process of rezoning a mid-block parcel, with the intention of adding additional units to the property. Located in the mature neighborhood of Riverdale, our team presented an application to rezone the property from RF2 (Low Density Infill Zone) to RF3 (Small Scale Infill Development Zone). 

Our diligent team conducted a comprehensive zoning analysis and a full project scope examination, from reviewing planning documents to making amendments to the Riverdale Area Redevelopment Plan, leading the rezoning process from start to finish. Despite encountering unexpected challenges such as easement complexities, we were able to navigate and find mutually agreeable solutions with the City of Edmonton. As a result of our efforts, the rezoning application was approved by Edmonton City Council with unanimous support. The successful rezoning now allows our client to build up to 18 units on the property, creating more housing opportunities in the Riverdale neighbourhood.
