Thorncliff Commercial
Clarity Development Advisory enabled the activation of a longstanding undeveloped site in the Thorncliff neighbourhood of west Edmonton. Directly across from the West Edmonton Mall Transit Centre that will serve the Valley Line West LRT, this redevelopment will initiate a gentle transition into the Transit Oriented Development of the area over the coming decades, while respecting the existing low-density community of Thorncliff.
Our team analyzed potential options for the site, engaged the community, and strategically rezoned the three lots to the Neighbourhood Convenience Commercial (CNC) zone. This allows for neighbourhood focused commercial development for visitors and Thorncliff residents, while also offering multifamily opportunities above the ground floor for future consideration.
With our knowledge, experience, and efficient process, we guided our client through the zoning process from start to finish.
In early 2023, City Council unanimously approved this CNC rezoning after Clarity Development Advisory’s comprehensive engagement with the client, public, and City administration. At Clarity, we're committed to helping our clients succeed through every step of their development journey.
