Spruce Avenue Missing Middle
Mik-Tik Building & Design Ltd. enlisted the services of Clarity Development Advisory for the purpose of facilitating the rezoning of a corner lot located in the central neighbourhood of Spruce Avenue. Our team crafted an application aimed at transitioning three properties from DC2 to RA7 (Low Rise Apartment Zone) and RF5 (Row Housing Zone). This unique rezoning configuration will enable the development of a low-rise apartment building on the corner RA7 lot and ground-oriented housing such as row housing on the interior RF5 lots, ensuring a seamless integration with neighbouring residential properties.
Positioned in close proximity to the Kingsway/Royal Alex Transit Centre and the 106 Street District Connector Route, the site offers future residents a range of denser and more diverse housing options, all while remaining attuned to the surrounding context.
Clarity played a pivotal role in offering expert guidance throughout the entire rezoning process, conducting a thorough analysis of current zoning regulations and anticipating future changes post-approval and the transition to the new Zoning Bylaw (Charter Bylaw 20001). Additionally, we navigated the complexities of rezoning an existing DC2 site, engaging in extensive consultations with key stakeholders such as the Inner-City High School, Alberta Health Services, and the Glenrose Rehabilitation Hospital Research Building. Overall, our diligent team took a comprehensive approach, thoroughly examining all facets of this unique project and its scope.
In late 2023, Edmonton City Council unanimously approved the RA7 and RF5 zoning for the three parcels. This significant achievement now allows Mik-Tik Building & Design Ltd. to create additional housing opportunities through low-rise multi-unit housing in the mature Spruce Avenue neighbourhood!
